Responsible for:
1. Strategic Planning & Market Expansion
• Develop and implement short-, mid-, and long-term business development strategies.
• Identify opportunities for joint ventures, franchise agreements, brand collaborations, and new project development.
• Build and manage regional and international expansion pipelines.
2. Hotel Development (Commercial & Brand Focus)
• Identify strategic locations for hotel development.
• Lead negotiations of management contracts or franchise agreements from a commercial and brand positioning perspective.
• Oversee development progress from a branding, positioning, and operational readiness standpoint through to grand opening.
• Manage relationships with hotel operators and ensure brand alignment.
3. F&B Retail & Commercial Development
• Develop new F&B retail concepts or expand existing brands.
• Formulate tenant mix strategies for malls, waterfront, and mixed-use developments.
• Structure leasing schemes (fixed rent + revenue sharing).
• Analyze consumer trends and define brand positioning strategies.
4. Sales, Leasing & Revenue Strategy
• Develop sales strategies for hotel units (condotel/villas), retail spaces, and marina berths.
• Define pricing strategies and sales targets in coordination with the Finance Director.
• Develop and optimize sales channels (direct sales, brokers, agents, corporate accounts).
• Manage anchor tenant leasing, renewals, and retention strategies.
5. Marketing & Branding Strategy
• Develop comprehensive marketing plans (digital, offline, and activation).
• Lead campaign launches for hotel openings, F&B openings, and marina promotions.
• Oversee digital presence and performance marketing initiatives.
• Develop and manage CRM systems and investor/buyer databases.
6. Corporate Communication & Media Exposure
• Establish and maintain strategic relationships with national and international media.
• Manage press releases, media briefings, and executive interviews.
• Monitor media sentiment and coverage.
• Prepare communication materials for public exposure and corporate announcements.
7. Government & Stakeholder Relations
• Build and maintain strong relationships with regulators, local governments, and industry associations.
• Support licensing processes through strategic communication initiatives.
• Handle public issues and crisis communication when necessary.
8. Partnership & Corporate Relations
• Establish strategic partnerships with investors, banks, operators, contractors, and lifestyle brands.
• Represent the company in high-level negotiations as required.
• Manage communications with shareholders and JV partners (non-financial matters).
9. Event & Activation Strategy
• Lead corporate events, tenant gatherings, and marina/yacht events.
• Initiate collaborations with lifestyle and luxury brands.
• Manage sponsorship and partnership exposure strategies.
10. Market Intelligence & Competitive Analysis
• Analyze hospitality, retail, and marina industry trends.
• Benchmark competitor pricing strategies.
• Identify repositioning and market expansion opportunities.
11. Leadership & Team Management
• Lead cross-sector Business Development teams.
• Set commercial growth KPIs and performance targets.
• Develop talent pipelines and succession planning strategies.
Requirements:
• Minimum Bachelor’s Degree in Business, Marketing, Hospitality, Real Estate, or related field; MBA preferred.
• Minimum 10–15 years of experience in business development, commercial strategy, real estate, hospitality, or lifestyle development sector.
• Strong experience in hotel, F&B retail, mixed-use, or marina commercial development.
• Strong negotiation & stakeholder management skills.
• Experience dealing with government institutions & media.
• Strong leadership & strategic thinking capability.
• Fluent in Bahasa Indonesia & English.
